Please read these Terms of Service ("Terms") carefully before using the Canyon View RV & Boat Storage website at canyonviewstorage.com (the "Site") or storing any vehicle or property at our facility located at 350 American Ave, Jerome, ID 83338 (the "Facility"). By accessing the Site or using our storage services, you agree to be bound by these Terms. If you do not agree, please do not use the Site or our services.

1. Use of This Website

The Site is provided for informational purposes and to facilitate inquiries and reservations for storage services. You agree to use the Site only for lawful purposes and in a manner consistent with all applicable federal, state, and local laws.

You may not:

  • Use the Site to transmit spam, malware, or harmful content
  • Attempt to gain unauthorized access to any portion of the Site or its infrastructure
  • Scrape, crawl, or harvest data from the Site without prior written permission
  • Misrepresent your identity or affiliation when submitting inquiries or forms
  • Use the Site for any fraudulent or deceptive purpose

2. Reservations and Lease Agreements

Submitting a reservation request through the Site or by phone does not constitute a binding lease agreement. A storage lease becomes legally effective only upon:

  • Execution of a written Storage Lease Agreement signed by both parties
  • Payment of any required security deposit and first month's rent
  • Written confirmation of space assignment from Canyon View RV & Boat Storage

We reserve the right to accept or decline any reservation request at our sole discretion. Quoted pricing and availability are subject to change until a lease is fully executed. Early reservation submissions help secure priority placement but do not guarantee a specific space or rate.

3. Storage Space and Permitted Use

Each assigned storage space may be used only for the storage of the vehicle(s) or property expressly authorized in your lease agreement. Permitted vehicles include RVs, motorhomes, travel trailers, fifth wheels, boats on trailers, utility trailers, and other recreational assets approved in writing by management.

The following are strictly prohibited at the Facility:

  • Storage of hazardous materials, flammable liquids (beyond normal vehicle fuel tanks), explosives, or toxic substances
  • Storage of any illegal items or contraband
  • Use of the storage space as a residence or for any commercial activity
  • Repair, maintenance, or mechanical work on vehicles beyond minor tasks (e.g., checking tire pressure)
  • Subletting or transferring your storage space to another party without written consent
  • Bringing animals onto the Facility without prior approval
  • Causing excessive noise, waste, or nuisance to other tenants or neighbors

4. Access Hours and Gate Policies

Tenant access to the Facility is permitted during published access hours. Access outside of posted hours must be arranged in advance with facility management. Access codes, key fobs, or other entry credentials are issued exclusively to the named tenant and may not be shared with unauthorized individuals.

We reserve the right to temporarily restrict or suspend access to the Facility for maintenance, security concerns, emergencies, or lease violations. Canyon View RV & Boat Storage shall not be liable for any loss or inconvenience resulting from temporary access restrictions made in good faith.

5. Fees, Payment, and Late Charges

Monthly storage fees are due on the date specified in your lease agreement. Accepted payment methods will be detailed in your lease. Failure to pay rent by the due date may result in:

  • Assessment of a late fee as specified in your lease agreement
  • Suspension of gate access until the account is brought current
  • Lien proceedings on stored property in accordance with Idaho lien law (Idaho Code Title 55, Chapter 24)
  • Termination of your lease agreement

All fees and charges are non-refundable except as expressly provided in your signed lease agreement or required by Idaho law.

6. Tenant Responsibilities

As a tenant, you are responsible for:

  • Ensuring your stored vehicle is in roadworthy condition, properly registered, and free of leaks that could damage the Facility
  • Maintaining your vehicle in a condition that does not create a hazard or nuisance
  • Keeping your assigned space clean and free of debris
  • Promptly notifying management of any damage to the Facility, your vehicle, or adjacent spaces
  • Keeping your contact and billing information current
  • Complying with all posted Facility rules and any reasonable instructions from management

7. Insurance Requirements

Tenants are strongly encouraged — and may be required per their lease terms — to maintain their own comprehensive insurance coverage on all stored vehicles and property. Canyon View RV & Boat Storage does not provide insurance coverage for tenant vehicles or property. Submission of a certificate of insurance may be required prior to move-in.

We are not responsible for and will not compensate tenants for loss, theft, fire, weather damage, vandalism, or any other casualty affecting stored vehicles or property. Tenants assume all risk of loss.

8. Liability and Indemnification

Canyon View RV & Boat Storage, its owners, employees, and agents shall not be liable for any loss, damage, theft, destruction, or injury arising from the use of the Facility or the storage of any vehicle or property, regardless of cause, except where such liability cannot be waived under Idaho law.

You agree to indemnify, defend, and hold harmless Canyon View RV & Boat Storage and its affiliates from any claims, damages, losses, liabilities, costs, or expenses (including reasonable attorneys' fees) arising out of or related to: (a) your use of the Facility; (b) your violation of these Terms or your lease agreement; or (c) your violation of any applicable law or third-party rights.

9. Security

While we maintain security measures including gated access, video surveillance, perimeter fencing, and lighting, we do not guarantee the absolute security of the Facility or stored property. Security systems may experience downtime or failure. Tenants should take their own precautions, including maintaining adequate insurance, using additional vehicle locks, and not storing irreplaceable items at the Facility.

10. Abandoned Property

Any vehicle or property remaining at the Facility after lease termination or expiration, without written authorization from management, may be deemed abandoned. Abandoned property will be handled in accordance with Idaho law, which may include assessment of storage fees and sale or disposal of the property to recover outstanding amounts owed.

11. Facility Rules and Modifications

Canyon View RV & Boat Storage reserves the right to establish, modify, and enforce reasonable Facility rules at any time. Updated rules will be posted at the Facility and/or communicated to tenants. Continued use of the Facility after notice of rule changes constitutes acceptance of the updated rules.

We also reserve the right to modify pricing, access hours, amenities, and services at any time upon reasonable notice to tenants as provided in your lease agreement.

12. Termination

Either party may terminate the storage lease as provided in the written lease agreement. We may terminate your lease immediately, without notice, for: non-payment of rent, illegal use of the Facility, storage of prohibited items, repeated violation of Facility rules, or any conduct that threatens the safety or security of the Facility or other tenants.

Upon termination, you must remove all vehicles and property from your assigned space within the timeframe specified in your lease. Failure to do so may result in additional fees and lien proceedings under Idaho law.

13. Intellectual Property

All content on this Site — including text, graphics, logos, images, and code — is the property of Canyon View RV & Boat Storage or its content suppliers and is protected by applicable copyright and intellectual property laws. You may not reproduce, distribute, or create derivative works from any Site content without our express written permission.

14. Disclaimer of Warranties

This Site is provided "as is" and "as available" without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Site will be error-free, uninterrupted, or free of viruses or other harmful components.

15. Limitation of Liability

To the fullest extent permitted by Idaho law, Canyon View RV & Boat Storage shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of (or inability to use) the Site or the Facility. Our total aggregate liability for any claim arising under these Terms shall not exceed the total monthly rent paid by you in the three (3) months preceding the claim.

16. Third-Party Links

This Site may contain links to third-party websites for convenience. We have no control over and assume no responsibility for the content, privacy practices, or accuracy of any third-party sites. Inclusion of a link does not constitute endorsement.

17. Privacy

Your use of this Site is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

18. Governing Law and Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of the State of Idaho, without regard to conflict of law principles. Any dispute arising from or relating to these Terms or your use of the Facility shall be resolved exclusively in the state or federal courts located in Jerome County, Idaho. You consent to personal jurisdiction in those courts.

19. Severability

If any provision of these Terms is found to be invalid, illegal, or unenforceable, the remaining provisions shall continue in full force and effect. The invalid provision shall be modified to the minimum extent necessary to make it enforceable.

20. Changes to These Terms

We reserve the right to modify these Terms at any time. Updated Terms will be posted on this page with a revised "Last updated" date. For material changes affecting storage tenants, we will provide notice as specified in your lease agreement. Your continued use of the Site or the Facility after changes take effect constitutes acceptance of the revised Terms.
